Home renovation planning guide

How to Plan a Smooth Home Renovation (Without Delays)

Renovations can feel overwhelming—especially if it’s your first time. The easiest way to avoid stress is to plan the project properly before work begins. At Westward Constructions, we focus on clear scope, realistic timelines, and good communication from day one.

1) Start with a Clear Scope

Write down exactly what you want to change (rooms, finishes, layout changes, electrics, plumbing). A clear scope reduces “extras” later, which is one of the biggest causes of delays and budget creep.

2) Set a Realistic Budget

Make room for a contingency (typically 10–15%) for unexpected issues—especially in older properties. This helps you keep the project moving even if surprises come up during stripping-out or structural work.

3) Choose Materials Early

Tiles, kitchens, bathrooms and flooring often have lead times. Ordering early prevents the site from stopping while you wait for deliveries. If you’re unsure, we can recommend practical options that suit your budget and timeline.

4) Agree the Timeline & Key Milestones

A good schedule includes major stages like demolition, first-fix, plastering, second-fix and final snagging. Ask your builder what could impact time (access, parking, inspections, material lead times) so expectations are clear.

5) Keep Communication Simple

One point of contact and quick decisions keep the project moving. We update clients regularly and confirm changes in writing so nothing gets missed.

Really helpful checklist—especially the part about ordering materials early. We got caught out by lead times before.

Good points. Do you recommend 10% or 15% contingency for older homes in Hayes?

For older properties, we usually advise closer to 15%—especially if electrics/plumbing are being upgraded or walls are being opened up.
